STATEMENT OF CAUTION

Big Yard Escapes is in a natural bushland environment inhabited by native animals and farm animals. Guests are responsible for their own personal safety and that of their property and should have the necessary level of wilderness skills.

Guests must be careful and take responsibility for their own actions or lack of action near native animals, cattle, sheep, dogs and farm animals and when using the fire pits.

Big Yard Escapes cannot be responsible for the actions of farm animals or the wildlife.

Camp fires are allowed between April 1 and September 30 but only in designated fire pits surrounded by rocks. Fires should be no higher than knee height and attended at all times. Guests should be aware that they are surrounded by trees and close to the Kosciuszko National Park. Guests must extinguish all flames and coals completely before leaving a fire using water from the outside tap with the bucket or hose at each cabin. Guests are responsible for checking fire regulations, weather conditions and current fire bans and abiding by them.

Big Yard Escapes will not be liable for personal injury or damage to personal property, including vehicles, for any reason or as a result of weather, roads, trees or rural conditions, nor will refunds be issued due to poor weather.

By making a booking with Big Yard Escapes, guests and/or people who make bookings accept responsibility for their personal safety of that of their property and belongings and confirm that they have the necessary skills for the environment.

SERVICES

Big Yard Escapes makes facilities available only to adults aged 18 or more. By making a booking, guests confirm that they are aged 18 or more.

Full payment for accommodation is required at the time of making a booking. Until payment is received by Big Yard Escapes, a booking is not confirmed. Prices of accommodation are listed in Australian dollars, exclusive of GST, and are subject to change.

Big Yard Escapes does not charge a security bond with bookings. However, if loss or damage is incurred during a stay, Big Yard Escapes reserves the right to charge the credit card under which the booking was made to recover the cost of such damage or loss including but not limited to breakage, accidental damage, malicious damage, theft or loss of items.

Big Yard Escapes also reserves the right to charge additional cleaning fees if cabins are left dirty beyond normal day-to-day usage. Removal of any excess rubbish will incur extra costs charged to the credit card under which the booking was made.

Only guests for whom the booking was made are allowed to stay at Big Yard Escapes. Extra guests beyond the one or two people for whom a booking has been made will be charged at the same rate as those for whom the booking was made.

Pets are not allowed and an extra fee may be charged if guests bring pets to the property.

GUEST RESPONSIBILITY

Guests are responsible for their own personal safety and that of their property and should have the necessary level of wilderness skills for the natural environment surrounding Big Yard Escapes.

Guests must be careful near native animals and farm animals and with camp fires.

Guests must fully extinguish a fire with water using the outside tap and bucket or hose at each cabin. Guests must be aware of the dangers of being surrounded by trees and close to the Kosciuszko National Park. Guests are responsible for checking fire regulations, weather conditions and current fire bans and abiding by them. Big Yard Escapes will not be liable for personal injury or damage to personal property, including vehicles for any reason.

Cars should be driven only on the driveway and parked only in parking areas near cabins.

Guests should respect the environment and other guests and not disrupt others or make excessive noise or play loud music, especially at night.

Parties, pets and children are not allowed.

The maximum number of guests in each cabin is two.

Please let us know if there is any damage to the cabins or if anything is not working properly so that we can fix it to help make your stay as enjoyable as possible.

FIRE PITS

Due to the high risk of bushfires, under the rules set by the NSW Rural Fire Service, use of the fire pit is restricted between October 1 and March 31.

Outside these dates, a fire may be lit, but only in the designated fire pits outside each cabin. Fires must be no higher than knee height and supervised at all times.

Guests must fully extinguish fires with water using the outside tap and bucket or hose at each cabin.

Guests don’t need to bring fire wood. Help yourself to the old wood lying on the ground under the trees but do not cut down trees. There are a couple of small firelighters in the Tiny House.

Guests are responsible for checking weather conditions, fire regulations and fire bans and abiding by them.

WILDLIFE, FARM ANIMALS, TREES, ROADS & WEATHER

The land of Big Yard Escapes is in a natural bushland and farming environment inhabited by a multitude of animals including but not limited to cattle, sheep, dogs, kangaroos, deer, wombats, emus, snakes, spiders, birds, rodents, insects and other wildlife. A snake bite kit is in each cabin. Guests must take care and act responsibly to avoid harm by wildlife and farm animals by not interacting with animals, by putting food out of reach, keeping the area clean and tidy and keeping safe all personal items.

Big Yard Escapes will not accept responsibility or be liable for any personal injury, damage or loss of any nature to personal property, including vehicles, or any loss or damage caused by farm animals, wildlife, trees, weather, rural conditions, roads or for any other reason.

Guests must be careful near animals. Drive slowly at night when wildlife is active. Drive cautiously when snow is on the ground because roads will be slippery.

Guests are responsible for their own safety and that of their belongings and should have the necessary level of wilderness skills suitable for the environment.

Big Yard Escapes will not be responsible for the impacts of weather, rural conditions, roads or trees, nor will refunds be issued due to poor weather or for any reason related to rural conditions or trees.

By making a booking with Big Yard Escapes, guests and/or people who make bookings accept responsibility for their safety and that of their property and belongings and confirm that they have the necessary skills for the environment.

TOILETS

Big Yard Escapes uses composting toilets which operate with a no-flush, waterless system that separates liquids and dries solids. It is environmentally friendly and odourless but it does not accept sanitary items that must be placed in the bin.

Men must sit to use the toilet in order to open the toilet’s self-closing mechanism.

DEPARTURE

Guests should leave their cabin clean and tidy including washing and drying any dishes that have been used. Please lock the door on departure and return the key to the key safe beside the door.

LIABILITY

Guests will not hold Big Yard Escapes responsible for any damage or loss suffered by them or their belongings, including vehicles, or caused in or near the cabins or on the property for any reason. This includes but is not limited to accidents, fire, theft, injury, misadventure, misconduct and loss or damage due to any reason.

Guests must indemnify Big Yard Escapes and hold Big Yard Escapes harmless for any loss, injury, personal injury, damage to property, including vehicles, claims, actions, damages, insurance, costs and expenses including legal costs for any reason in relation to their stay at Big Yard Escapes or their booking or the accommodation.

Guests will have no right to any future claims or compensation for any reason. Guests agree to these terms by making a booking with Big Yard Escapes.

CANCELLATION POLICY

Full refund for cancellations if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
